Homes & Villas by Marriott Bonvoy has rolled out a promotion for the second time this month. However, unlike the first iteration, this one comes with a minimum spending requirement attached.
By booking four or more nights with Homes & Villas from May 15, 2023 to September 9, 2023, you can earn a bonus of 40,000 Bonvoy points that you can put towards future stays. The stay must be booked between May 15–19, 2023, and importantly, the total cost of the stay must be at least $1,500 (USD).
If you have any stays planned during that period, you can potentially pad your Bonvoy points balance by opting for a stay, or multiple stays, in Marriott’s version of home rentals instead of a hotel.
What Is Homes & Villas by Marriott Bonvoy?
The Marriott International hotel chain offers a curated selection of over 100,000 vacation rentals around the globe, in addition to its portfolio of hotel properties. Homes & Villas by Marriott Bonvoy, which is Marriott’s answer to compete with Airbnb, was launched in 2019 and tends to focus on higher-end rentals in each regional market.
The home rental program allows Marriott loyalists to experience unique accommodations with an elevated travel experience as an alternative to the traditional portfolio of Marriott hotels. At the same time, you still have the opportunity to earn and redeem Bonvoy points.
Staying with Marriott Homes & Villas will earn elite qualifying nights towards your Marriott Bonvoy status, so it’s always worth checking the Homes & Villas platform if you’re in the mood to book a vacation rental instead of a hotel for an upcoming trip on, say, Airbnb.Â

Book Four Nights, Get 40,000 Points
Marriott Homes & Villas has come out with quite a few promotions since its launch; however, none have been particularly compelling. Fortunately, the latest promotion is certainly worth taking a closer look at.
Travellers who book four or more consecutive nights at a Homes & Villas property from May 15–19, 2023, for a stay from May 15, 2023 to September 9, 2023, will earn 40,000 Bonvoy points to use at Marriott properties worldwide. The caveat here is that the stay must be at least $1,500 (USD) to qualify for the bonus points.
When the promotion first appeared earlier this month, it came without a minimum spending requirement. For a brief window of time, it was possible to find cheaper four-night stays that would still qualify for the bonus.Â
Spending at least $1,500 (USD) for a stay certainly isn’t cheap; however, if you were going to spend the money on a hotel or short-term rental anyway, you may as well get a nice chunk of points for your efforts.
Furthermore, if you’re travelling with a large group, it’s not entirely unreasonable to spend this much for a whole house.
We value Marriott Bonvoy points at 0.8 cents per point (CAD) or 0.6 cents per point (USD); hence, we’d value 40,000 points at $320 (CAD) or $240 (USD), making the bonus a considerable amount.
And as per usual, you’ll still earn base points on your stay, as well as elite qualifying nights and bonus points as a Marriott Bonvoy elite member.
Keep in mind that the current offers on the Marriott Bonvoy American Express Card and the Marriott Bonvoy Business American Express Card are quite lucrative. You can earn up to 80,000 or 90,000 points, respectively, and paying for your Homes & Villas stay with either credit card will earn 5 Bonvoy points per dollar spent.
If you’re working on the minimum spending requirement for either card and plan to take advantage of this promotion, be sure to pay with your co-branded credit card to give your Bonvoy balance a nice boost.
